Villa Marmont is situated in the community Highlands Reserve, southwest of Orlando in Polk County. A neighbourhood well known for being vital to the image of Florida.
The community is calm and separated from the rest of the surroundings, consisting of almost 800 houses. The houses are a mix of short-term rentals and permanently inhabited ones, all of them are under supervision of the home owners association. Within Highlands Reserve there are multiple leisure facilities, most of them free of charge. The facilities include a children’s playground, restaurant, golf course, tennis court and a swimming pool.
One of the key points to our villa is privacy. The garden of the rear neighbours starts over 100 yards from the private pool. Around the pool there is a plethora of deck space, all contained within a screen. This way you can sit outside in the sun without any bugs bugging you.
If you decide to stay with us during the winter, there is an option to heat the pool as the water can be quite cold. There will be an extra fee charged for this.
We have put a lot of time and work into decorating and furnishing our villa, and we still change things up every once in a while. This way we can surprise you with some small details on your next visit.
For our guests we have complementary WiFi. Calls within the United States and Canada as well as being called from all over the world is free of charge. However, it is not possible to make calls to other countries.
Merely a 15 minutes’ drive will bring you to the closest Walt Disney World park: Animal Kingdom. Partly due to its easy access to the Interstate 4, Villa Marmont is the perfect place to stay and promises to give you a lovely stay.

The living room has an open character and has a view over the swimming pool. From the living room there are 2 separate hallways to the bed and bathrooms.
Next to the entrance the formal dining room is situated, a spacious area with a big dining table. It can be accessed from both the kitchen and the living room.
The bedroom is situated on the front of the villa and has a built-in wardrobe over the entire width of the room. It has a full-size bed and a loveseat, as well as a large dresser.
Our “space room” has a tough appearance and is situated on the front side of the villa. There is a large built-in closet with surplus of space to put all your clothes. For adults, the decoration can be adjusted. The two beds are both twin sizes
Our princess room is perfect for all our small princesses. A built-in closet and two twin sized beds can be found in this room. The princess bedsheets can be adjusted for adults. However the pink curtains cannot be changed.
Between the first three bedrooms you can find the first bathroom with a bath-shower combination. The built-in sink has numerous cabinets underneath, so there is enough space to place all your stuff. There is a towel rack and a separate hook to place your towel with easy access from the bathtub.
The golf room is situated in the rear of the villa, separated from the rest of the bedrooms. This gives the room a bit more privacy. The room also has two twin beds.
Bathroom 2 is also situated in the rear, next to the golf bedroom. The bathroom is quite similar to bathroom 1 with a bath-shower combi, only this one is decorated in a beach style. Another significant feature of this bathroom is the direct access to the pool deck, preventing you from having to walk through the house when you just came out of the pool.
Bedroom 5 is the master bedroom, with a bay window which accesses the pool deck. The built-in wardrobe also contains a safe, to store all your valuables. Within this wardrobe you can also find a foldable baby bed and a buggy. The bedroom has the maximum amount of privacy, with a private access to the master bathroom
Bathroom 3 is the master bathroom, accessible only from the master bedroom. It has a separated toilet and a large shower. The bathroom also has two separated washing basins, each with its own cabinets. You can also find a big corner bathtub, large enough for two adults.
The open kitchen has a view over the living room, and has a bar with two bar stools. Breakfast can be eaten at the breakfast nook, with a dining table and four seats. The kitchen is well equipped, with a coffee maker, toaster, blender, water cooker, microwave, dishwasher, stove, oven and even cooking books to inspire you. The kitchen has a large fridge/freezer combo, with an ice cube dispenser for on the hot days. You can store all your food in the pantry.
Towards the back of the kitchen there is a door that leads to the laundry room, which also accesses the games room.
The garage has been changed into a games room. Here you can play billiards, darts, Ping-Pong or air hockey. There also is a large sofa to relax on.
The swimming pool has a playful shape with a built-in stairway. In the winter months the pool can be heated for a fee. In the laundry closet you can find dedicated pool towels. For security reasons, all doors and windows leading towards the pool deck are equipped with pool alarms. This will prevent children from getting into the water without you knowing, and leaving the doors open on accident while the air-conditioning is on. When the window or door is opened, an alarm will sound. This stops when the button on said door is pressed.
The prices of our houses vary per season. All prices include the 12% mandatory tourist tax. The final cleaning, which you are obligated to take, costs 140 euro and is a fixed price that is not yet included in the prices below. Pool heating is optional, and costs 225 euros per week. When making the reservation, you can notify us when you want the pool to be heated.

No matter which of the two rentals you choose, you are assured to have the beautiful surroundings of central Florida. For your convenience, we have summed up some of the most important things to know about this neighbourhood.
Both houses are close to the US192. The road has multiple shops and restaurants adjacent to it. The Publix (supermarket), CVS (pharmacy) Suntrust bank, Chinese takeaway and pizzeria are all within walking distance. In less than a 5-minute drive you will arrive at the nearest Walmart, a large 24-hour supermarket.
Located next to the Interstate 4 you can find one of the largest shopping malls Orlando has to offer. All major brands are available for far lower prices compared to normal shops.
Food and drinks
The American food is something special. Usually you can eat a lot of great food for not too much. Some of our recommendations include:
- In Disney Springs dining at the Rainforest Café or T-Rex is a thrill. The food is a bit pricier but it is amazing, and the decorations are fantastic. Making a reservation is suggested.
- Local food can be eaten at Cracker Barrel
- Those who like the Italian cuisine should definitely visit Olive garden, which has amazing pastas and unlimited breadsticks!
- Golden Corral is an all you can eat buffet restaurant. For little money you can eat and drink as much as your heart contents!
- Outback steakhouse is a great a la carte restaurant, which serves not only steaks but also delicious hamburgers. The blooming onion is a great appetizer, and not something you can find everywhere!
Central Florida is known for its large theme parks. Walt Disney World is something you cannot miss out on, but there are also other parks that are worth a visit. Universal studios consists of 2 large theme parks, as well as a brand-new water park, ideal for the hot summers. Bush Gardens and SeaWorld combine the fun of a zoo and a theme park on an entirely different level, with rollercoasters that soar through the habitats of certain animals. Legoland and Kennedy Space Center are something unique, especially recommendable if you want some more variety.
The weather in Florida is usually very pleasant. Sometimes it can rain tremendously, but these showers usually don’t last longer than 1 or 2 hours.
Our family consists of 4: Johan, auditor; Marloes, purser; Niels, a student who loves wild thrill rides and Dagmar, a high school student who loves the Disney Parks.
We used to visit Florida regularly before we bought the first house, however we always used to stay at hotels. Even though the service was excellent, we missed some of the cosiness we were used to at home. This gave us the idea to invest in our own villa. Since December 2010 we are the proud owners of Villa Marmont in Davenport and in July 2011 we expanded our investment with the purchase of Casa Calabria, also located in Davenport. We chose this location due to the fact that it is in central Florida, close to the theme parks but also not really far away from both the east and west coast of Florida.
Our villa is named after general Marmont, one of the most important generals in under the French ruler Napoleon. In the Netherlands, our house is located on the “Marmontweg”, this is why we chose this name. We hope that you will feel as at home as we do in Villa Marmont.
Casa Calabria got its name from the street on which it is located, and is not inhabited by us but is solely rented. We have however decorated it ourselves and change it up regularly.
Because we think that everyone wants to feel at home, even during their holidays, we made the decision to put our house up for short term rental. Even though we were a bit hesitant at first, letting strangers stay in your house is quite a scary thought, we decided to do so. We hope all our guests enjoy our home as much as we do ourselves.
